Home Information Packs
The Home Information Pack (HIP) is a set of documents providing important information about a property such as searches, copies of deeds and an Energy Performance Certificate (EPC).
Since June 2007, new legislation requires all home owners in England and Wales to prepare a HIP before putting their home up for sale.
How much and how long?
Michael James & Co have a variety of HIP products designed to suit most circumstances. Your Michael James manager will take you through the menu of HIPs available. In most cases producing the HIP should take no longer than 7 days subject to a compliant PIQ form being supplied by the vendor and an EPC issued.
Energy Performance Certificate
It is now a legal requirement for all rented properties to have Energy Performance Certificates (EPC). A property can not be let to a tenant without the certificate. Michael James & Co can provide you with a fully compliant certificate.
